- As soon as you have chosen your new home you will need to sign a tenancy agreement.
- The agreement is a contract between you and us (Student Homes Northampton).
- If you are looking for a room or house for some time in the future then you will need to sign a tenancy agreement in advance, this will reserve the property for you.
- WARNING, tenancy agreements are legally binding contracts for both parties (you and the landlord). Don't sign a contract unless you fully understand that you have agreed to pay the rent for the full term of the contract.
- There is also a guarantor form that must be completed by someone who guarantees to pay the rent if you can't (usually a student's parent or guardian).

- Basically the agreement says that you agree to treat the property with respect and pay the rent on time and we agree to rent you a good place, and make sure that things like the central heating, plumbing etc are always working for you.
- You will receive an inventory (list of the contents of the house and their condition. E.g. bedroom 1 wardrobe condition as new etc). You MUST check the inventory to make sure it is accurate.
- The inventory exists so that we can both agree on the condition of the property and its contents when you move in and when you move out.
- After you have moved into your new home it will be your responsibility to make sure it is kept clean, tidy and undamaged.
- When you rent a property you have to leave a damages deposit. Providing you leave the property as clean and as tidy as it was when your tenancy started, and no damage has been done, then the damages deposit is returned IN FULL when your tenancy is finished.

- What you have to pay is i) the rent for your property and ii) a damages deposit.
- At the end of your tenancy your damages deposit is returned in full, providing no deductions need to be made for cleaning or damage to the property or contents.
- The damage deposit is £250 for tenants with a UK resident guarantor.
- It's worth getting your own contents insurance to protect your valuables and your damage deposit against accidental damage.
- The rent is calculated on a weekly basis depending on the location of the house, the size of the room and the added extras (e.g. an en-suite.)
- The rent can be paid at the start of each term or annually.
- Anyone paying annually. will immediately receive a £20 discount from us.
- You can pay by Standing Order, cheque or cash.
- Please note, it is the tenant's responsibility to ensure that the payment reaches Student Homes on the dates specified in the contract.
